ETOD project pipeline
As of 2026, there are 100+ equitable transit-oriented development projects in the Elevated Chicago ETOD pipeline. This includes ETODs that have received support from Elevated Chicago and/or Elevated Works as well as sites that have received ETOD funding from the City of Chicago. This interactive map of Chicago’s equitable transit-oriented development (ETOD) projects was created by the Institute for Housing Studies at DePaul University, a co-chair of Elevated Chicago’s Knowledge Sharing Working Group. Toggle Chicago Community Area boundaries, wards, predominant income bracket level and most populous racial/ethnic group.
“Mixed-use” projects have multiple uses that can be housing, commercial and community space. “Other” projects include ETOD corridor plans, traffic safety and walkability improvements, beautification projects, and outdoor public spaces.

ETOD pioneer projects
ETOD pioneer projects are some of the earliest ETODs in the city and paved the way for other equitable transit-oriented developments. They include Woodlawn Station, the Hatchery, Green Line Performing Arts Center, Lucy Gonzalez Parsons Apartments, the Latinos Progresando Community Center, and Fifth City Commons.
2021 ETOD Pilot Program
In 2021, 11 projects were awarded ETOD micro-grants through a partnership between Elevated Chicago and former mayor Lori Lightfoot’s administration. This was the first wide-scale implementation of the ETOD Policy Plan and helped solidify ETOD as a priority for City government. Some ETOD Pilots, such as Food Matters in Bronzeville, have gone on to receive additional rounds of funding.
2023-2024 ETOD grantees
Over 2023 and 2024, the Chicago government awarded 28 pre-development and development grants to ETODs throughout the City. Grantee developments span many community areas and represent a wide variety of development types: affordable housing, arts and cultural centers, grocery stores, retail and mixed-use developments.
